Multiple Listing Service (MLS)
This vehicle provides the widest platform to create awareness of your opportunity within the industry as it is promoted to all Commercial REALTORS licensed in the local Real Estate Board as well as Agents focused on residential sales to bring a potential buyer. To serve its members, each Board has it own MLS data system that the Agents use to promote their Listings and keep updated with current market activity including new opportunities as they come available. For example, if you are dealing with a local REALTOR and your property is located say within Metro Vancouver, generally it is posted on the Real Estate Board of Greater Vancouver (REBGV) MLS member site. In turn, for Victoria properties they would be placed with the Victoria Real Estate Board (VREB) and for Vancouver Island properties outside of Victoria, they would be listed through the Vancouver Island Board (VIREB), etc.
When you List with me through Macdonald Commercial, I invest the extra fees to ensure your property gets listed on both the REBGV site as well as with the Board where the Listing is located, which works well in creating additional awareness by connecting with local Agents. Of course all MLS listings are also promoted through a number of other internet websites including REALTOR.CA.
Note that investment properties and business opportunities placed for sale on the MLS are exposed to the broader market which can at times be sensitive as it may potentially alert other parties not currently in a position to do a deal, such as employees. There are ways to maintain a degree of confidentiality by withholding names and location address, etc.; information which will only be disclosed to interested parties after signing a Confidentiality Agreement and some initial vetting is done to ensure they are qualified.
Engaging my services to market your opportunity via an Exclusive Listing Contract with Macdonald Commercial, provides access to our extensive internal network along with employing my targeted promotional campaigns. It is important to understand that the Selling Commissions we quote include an allowance to pay a cooperating commission to the Buyer's Agent. An Exclusive Listing does provide a greater degree of confidentiality and control that some Sellers appreciate versus an MLS listing.
Another option is to sign a Fee Agreement which includes such details as asking price, timelines, terms governing the commissions, and other information designed to support the intent to complete a deal. Exclusive Listings and Fee Agreements are at times referred to as "Off-Market" opportunities.
